Location

Delany Park, Meadowvale is a social housing development  located to the south-west  of Arklow on a site adjacent to the existing Meadowvale  residential housing development. Meadowvale is accessed via the Wexford Road and Delany Park will be accessed via Meadowvale Avenue and Meadowvale Drive. Delany Park will complete the Meadowvale development and link up the existing roads of Meadowvale Avenue and Meadowvale Drive. The new road through Delany Park will include car-parking  on both sides of the road with grass verges and tree landscaping.

 

Phase 1 of Delany Park development  consisting of 17 houses has been approved by Wicklow County Council and is due for commencement in October 2017. This application is related to Phases 2 and 3 only.

House Design

The houses are designed to comply with the current Building Regulations,  with A3 energy ratings. The houses will be highly insulated and air tight, with mechanical ventilation systems, and will be heated using heat pump technology  and economical heating control systems. The terraced form is an economic use of land for high density housing, and an efficient form that minimises envelope costs for energy efficiency.

 

Public Open Space

On completion  Delany Park will consist of 64 dwellings, giving a site density of 42 houses per hectare. The public open space will be a total of 0.38 Ha, which is 25% of the total site area.

 

Parking

Each house has off-street parking for 2 cars with 1 car space allocated to each apartment and a number car parking spaces allocated for visitors.

 

Waste Management

The mid-terrace  houses will have screened secure bin storage units enclosed within front gardens. The other houses will have a side path and bin storage to the rear. Each garden will fully comply with the relevant Development  Plan standard for private open space.
